Covenant Hills is a gated community within Ladera Ranch that began construction in 2005 and 2006. There are custom lots still available but the high end tract housing section has been completed. The homes are large, many with sizable yards. The custom lots are still available and begin in the high $300,000′s, which is down significantly from the market high in 2006 and 2007.
Much of the planning for the development of this affluent part of Ladera Ranch was hit hard by the burst of the housing bubble. In 2010 48 out of 78 sales, nearly 62% were either bank owned or short sales. That area of has certainly felt the downward pressure of the market, just as they were growing up as a community. There are some significantly discounted property from the market high, but on the custom lot side, one will have to live with ongoing construction and development between now and likely 2014 – 2015.
That being said, the community offers luxurious amenities, exquisite city light and mountain views, and the occasional peek ocean view.
